are traditionally built not only innever
freezing andwell-locatedwater areas.
The essential condition formarinas
construction is the existence of beaches
that are attractive for tourists.
Well, nobodycould invent abetterplace
thanDonuzlavskiybaywatersaroundBelyaus
foreland.Thisplace is ideal from thepointof
viewof nautical art and theancientheritage
of thisarea improvedwithmodern tourist
achievementswouldbreak the indifference
even in themost experienced travelers.
Already at this time, a recreational
complex is beingdesigned that would
have awell-developed social and technical
infrastructure including a yachting
clubwithmooring complex, fitting the
purposes of servicingdifferent types
of vessels, administrative and technical
center, conference hall, hotel complex,
entertainment complex and cottages
providing all-year-round comfortable
accommodations for tourists.
Implementationof this project also
serves thepurposeof educing thenumber
of “unorganized tourists”thus improving the
ecological conditions in the region. Under
no circumstances should thedevelopment
of this regionbeginwithout fundamental
resolutionof the issues of local
infrastructure, startingwith transport routes
and all thewaydown towastedisposal.
The unique designof Belyaus
forelandmarina complieswith European
construction standards. It has a number
of designer, technology and architectural
innovations providing the high level
of environmental protection in the
implementationof this project. At the
same time, this project is focusedon
forming the infrastructure in the region,
which so far has nothing except for the
uniquely clean sea and exceptional beach.
As for the tourist infrastructure, neither
Yaltawith suburbs, nor theEast coastplan
anythingcomparable to thedesigned
marinaatBelyaus.The following tourist
serviceswouldbemandatoryhere:
Bicycles, horseback riding, water
skiing, wakeboarding, jet-ski, tourist
guides, excursions, golf, carting,
quadrocycles, swimmingplaces on the
beach,mini-golf, hunting, car rental
offices, boat rental, parachute jumping,
entertainment aircraft flights, fishing,
sauna, tennis, andextreme sports. It is
not impossible that this design couldbe
improvedevenmore.
The attractiveness of investment
projects is characterizedbymany
indicators the importanceofwhich
is hard tooverestimate. In theevent
of classical typeof development the
architects take into account both
theenvironmental factors, transport
accessibility, infrastructure, ecological
situation, proximity andqualityof
service companies and subjective factors
likepsychological comfort, attractive
views andgeographical location.
However, whendeveloping suchplaces
as Belyaus foreland, onehas to stat from
scratch, so to say. This is not about the
improvement of thehabitat bydesign
methods but rather about keeping
thebalancebetween the recreational
development andecological stabilityof
this unique resort area.
Thismarina constructionproject
forms apart of theGeneral Planof
development of Donuzlavskiy region
includingBelyaus foreland. Therefore,
there areplentyof reasons tobelieve
that this unprecedentedprojectwould
be implemented successfully.When
theproject is therenobodywould call
Belyaus the “terra incognita”of Crimea.
