Constructionand
managementof cottage rural
villages
Todate, in the suburbs of Kiev
andother large cities of Ukraine,
dozens of projects related to the
constructionof cottage villages
–worth tens andhundreds of USD
million arebeing implemented,
largelydue to thepermanent rise
inprices for real estate. Theexperts
are confident that thepopulation
of the capital will grow, in the
next 10 years, by at least 50%; it
will secure the stable increase in
process for years to come. Since
many years theprices for the rent
of summerhouses aswell as their
sellingprices aregrowing.
Constructionof resorts

The annual traveler’s growth
ismaking virtually all theprojects
related to tourism, very lucrative.
There is a “Privat”groupof
companies fromDonetskwhich is
activelypurchasing theCarpathian
mountainous resorts. Three years
ago, this andother companies
fromDonetsk have invested a
lot ofmoney into theCrimean
resorts. The samedo theRussian
companies, for instance, the
“National ReserveBank”which is
close to “Gasprom”.
Constructionofprofitable
houses inKievandother large
cities
These arehouseswhere the
flats are leased for long terms.
Every yearmanypeople, due
to the rapiddevelopment of high-
tech andprocessingbranches,
move tobig cities. Itmakes the
constructionof residential houses
a veryprofitablebusiness. The flat
lease rates inKiev aregrowing;
this factmakes it evident there is a
shortageof living space inKiev and
other large cities of Ukraine.
The transformation in the
directionof the liberalmarket
economyhas lead to the
eliminationof the former power
and commerce syndicateswhich
had ruled, without any control, over
whole regions andbranches.
These changes gavenew
chances for businesspeople from all
the countries. Manymedium-sized
companieswhichhavehad a lot of
problems in theprevious years are
nowexpanding their business.
Thebestdirectionsof
investments intoeconomyof
Ukraineare:
Constructionand
managementof large
entertainment complexes
Today inUkrainenetworks
of restaurants and clubs are
mushrooming. There is agrowing
demand in fitness andwellness
centers, tennis courts, swimming
pools, aquaparks etc. For instance,
a solariumwas recently erected in
Kiev and there are alreadymany
customers. Moreover, Kiev still has
not a singlenormal golf course,
in spiteof the fact thatmany
companies havedraftedplans and
producedwell-based calculations
making clear that such anobject
is very important for the city and
theprojectwouldbe viable. The
constructionof large cinemahalls
within vast residential areas looks
also verypromising. In the same
time, there is a clear trend for
specialization. Themost popular
establishments arenot universal
ones, but thosewhich target
specific customers. This trend
leads to an increase in the capital
intensityof themarket and in the
investments volume.
Constructionand
managementofhotel
complexes
The riseof thehigh-tech
economy sectors inUkraine leads
to the adequategrowth in the
business activity. As a result, there
is a serious shortage inhotel
facilities inKiev andother big
cities. Moreover, after theentry
visa for the EU citizenswishing
to visit Ukrainewere abolished at
thebeginningof 2005, wealthy
tourists began topour into the
country. In the same time,many
local travel companiesmanaged to
significantly improve their services;
as a result, the internal tourism
grows rapidly. Thus, the situation
has changed: those richUkrainians,
whopreferredearlier to spend their
vacations abroad, stay veryoften at
home. Theprices for hotel rooms
are as high as in the EU countries
and this demand is constantly
growing. For the3-million city, the
number of hotels available is far
below thedemand; theprices are
high, thehotels arepermanently
filledup and the service level is
not sufficient. Therefore, there is a
great potential for theentryonto
thismarket and carvingout agood
portionof it.
